Office Space to Rent from 1 July in East Ham
BDCA is taking on ‘meanwhile use’ of 35 Vicarage Lane, East Ham E6 6DQ from 1 July 2024 for two years.
We will be using it for our Food Bank and other services. But there’s lots of space and we would like to rent out two offices on the first floor. It would be below commercial rate and particularly suitable for voluntary sector partners.

There are two rooms available on the first floor at the rear of the building.
Room 1: 5.9m x 4.1m (24 square metres or 258 square feet) – 5 person office/meeting room. Rent in the region of £500-£600 per calendar month inclusive depending on use.
Room 2: 4.65m x 2.5m (11.62 square metres or 125 square feet) – 2 person office. Rent in the region of £250-£300 pcm inclusive, again depending on use.
The building is an old council call centre and the décor is dated. It will be used for BDCA’s Food Bank, Food Club, and Family Hub (downstairs on different weekdays) and upstairs will be BDCA’s Debt Clinic and an Employment, Training and Education programme for people experiencing homelessness run by NEWway.
We’ll be making sure that everything is covered in terms of security, WiFi, utilities, and health and safety. There is a lift, and a kitchen on both floors. Currently it’s unfurnished but we are trying to source donated furniture for the building. We will be decorating downstairs and deep cleaning throughout.
The Well Community Centre right next door has great facilities including a café area (and free exercise classes if you wanted a Pilates break). The 300 bus stops almost outside, and it’s a short walk to High Street South for other buses from East Ham or Beckton stations.
